A beach house you can rent out on weekends. A quiet farmhouse away from the city where your phone barely rings. Or an apartment in a location where prices have only ever gone one direction over the last five years. What we can share, instead of a generic top-ten list, is what we’re actually seeing on the ground across the markets we work in — Goa, Naugaon in Alwar, Gurugram, Noida, Haridwar, Dehradun and Dholera — and which specific projects are worth a serious look right now.

Goa: Land and Homes That Aren’t Just for Holidays Anymore

Goa used to be the place people bought a second home for their December trips and forgot about for the rest of the year. That’s changed. A lot of our buyers today are looking at Goa plots and Goa farms the way they’d look at any other long-term asset — something to hold, build on later, or simply let appreciate while the tourism-driven rental market keeps growing around it.

If you’re specifically looking at North Goa, Amani House in Siolim Village, Bardez is one of the more grounded options right now, starting around ₹2.51 Cr onwards. The location works for both personal use and rental income, which is really the combination most Goa buyers are chasing. There are several plotted land options worth comparing in the same belt too — Yugen Infra, GHD Group, Escala Realty, Vedic City by Ebrix, and Vainaar, all in North Goa. If you’d rather look a little further south, The Tilari Estate and The Origin Sasoli are two projects that keep coming up in conversations with buyers who want something quieter than the North Goa party circuit. And for buyers who want land at a different price point altogether, Axon Developers in Sindhudurg, Maharashtra — just across the Goa border — is worth a look, since it offers similar coastal appeal without North Goa’s premium pricing.

The thing about Goa land specifically is that not every plot that looks good in photos actually works on the ground. Zoning, access roads, surrounding development, and local approvals decide whether a plot in Goa is a smart buy or a slow-motion headache. We’ve seen buyers get excited about a listing, only to find out later that the access road isn’t legally secured, or that construction on the plot is restricted in ways nobody mentioned upfront. That’s usually where a second opinion before signing anything pays for itself many times over.

Naugaon, Alwar: The Farmhouse Story People Aren’t Talking About Yet

If someone mentions farmhouses near Delhi NCR these days, Naugaon comes up more often in real conversations than in Google search results — and that gap between word-of-mouth interest and search volume usually means an area is still in that sweet spot before prices catch up to demand.

What genuinely changed things for Naugaon Alwar is the Delhi–Mumbai Expressway. It’s fully functional through this stretch now, so a drive from Gurgaon that used to feel like a proper weekend trip is now a straightforward hour and a half. Jaipur is about two hours away as well. That single infrastructure change turned a lot of “maybe someday” farmhouse buyers into people who actually show up on Saturday mornings to walk the land.

There’s real variety in what’s available here. Ram Rattan Group and Rasa Estate are two of the more established names in the area. Jasmine Farms and Elevate Samava Farms both lean into gated-community-style farm living, with clubhouses, landscaped common areas, and amenities like swimming pools and yoga spaces built into the plan — Samava, for instance, is spread across 60-plus bighas with plots starting from 1,250 sq. yd. Anahata by Bhooman takes a slightly different approach, with 1,500 to 3,000 sq. yd. plots aimed at buyers who want more room to shape the land themselves. Palatial Farms rounds out the list for buyers comparing options across price points.

What ties all of these together is the setting — the surrounding Aravalli greenery and proximity to reserves and lakes nearby is common to all of them, and that’s really the point of buying in Naugaon in the first place. You’re not paying for square footage the way you would in a city apartment. You’re paying for quiet, for clean air, and for a plot of land that’s still reasonably priced compared to Gurgaon, Jaipur, or nearby Neemrana — while being close enough to actually use on a regular weekend.

Gurugram: Where the Big Names Are Building

Gurugram doesn’t need much of an introduction as an investment market, but the specific projects coming up right now are worth naming rather than talking about the city in the abstract. Sobha Aranya, inside the 270-acre Karma Lakelands township in Sector 80, is one of the more talked-about launches — five towers, golf course and forest views, and pricing that starts upward of ₹7 Cr. It’s an eco-luxe positioning that’s genuinely rare in Gurugram’s usual concrete-and-glass skyline.

M3M Residence and Trump Residences sit at very different points on the spectrum from Sobha Aranya and from each other, but all three benefit from being in a city where demand from end-users and investors alike keeps the market moving even when other pockets of NCR slow down. Gurugram property prices have climbed sharply over the past several years, and that trend hasn’t really shown signs of reversing.

For buyers comparing Gurugram real estate options, the honest advice is usually the same one we give on every call — decide first whether you’re buying for yourself or for resale value, because the two goals often point toward different projects, different sectors, and different price brackets entirely.

Noida: Premium Residences With a Different Kind of Buyer

Noida’s premium segment has picked up a lot of attention over the last year, and three projects in particular keep coming up: M3M Jacob & Co, Trump Towers, and Smart World Residences. These aren’t budget purchases by any measure. Trump Towers, for example, sits in Sector 94 and starts around ₹18 Cr for its 4 and 5 BHK apartments, with private elevators and a genuinely low-density layout — limited residences per floor, which is unusual at that scale.

Smart World Residences, developed with design input from Elie Saab, takes a different approach in Sector 98 along the Greater Noida Expressway — four towers, under 500 residences total, and pricing that starts closer to ₹1.99 Cr and stretches up to ₹12.4 Cr, which makes it more accessible while still sitting firmly in the premium bracket. M3M Jacob & Co brings a third flavour to the mix for buyers comparing branded luxury developments in the same corridor.

These projects are aimed at buyers who want a branded address, strong build quality, and the kind of amenities that come with international developer tie-ups or celebrity-linked design partnerships. If you’re looking at Noida property as an investment rather than a home to live in, these three are currently setting the benchmark for what “premium” actually means in that market.

Haridwar and Dehradun: Slower Pace, Genuine Appeal

Not every good investment needs to be a metro-city play. The Kings Villa in Haridwar draws buyers who want something tied to the spiritual and peaceful character of the city — it’s a smaller, quieter market than Gurugram or Noida, but one where property near Haridwar has held steady appeal for years, partly because the demand isn’t purely speculative. People genuinely want to live there, retire there, or visit often enough that owning makes more sense than renting.

The Floral Villas in Dehradun works on a similar logic for buyers who want hill-adjacent living without giving up the Doon valley’s connectivity to the rest of North India. Both cities move at a different pace than Delhi NCR, and for a lot of buyers, that slower pace is exactly the appeal — a second home that doesn’t feel like an extension of the city they’re trying to get away from.

Dholera: The Long-Term Bet

Dholera keeps coming up in investment conversations because of what it’s meant to become — a planned smart city with serious industrial and infrastructure backing behind it. The Iconic Dholera is one of the projects we get asked about most in this belt. It’s not a quick-turnaround investment, and we’re upfront about that with every buyer who asks. It’s the kind of purchase that makes sense if you’re comfortable holding for several years while the region’s planned infrastructure — expressways, the international airport, and the industrial corridor — actually catches up to what’s on paper today.

Dholera isn’t for everyone, and that’s fine. It suits patient investors who are thinking in five-to-ten-year horizons, not buyers looking for something to flip within eighteen months.

If your main goal is rental income plus your own holiday use, Goa is usually the answer — the tourism-driven rental market there is mature enough that even a modest apartment or villa can cover a good part of its own carrying cost. If you’re looking for a weekend property that your whole family will actually use, rather than one that sits empty most months, Naugaon’s farmhouses tend to win out simply because the drive from Gurgaon is short enough to make spontaneous weekend trips realistic.

If capital appreciation over the next five to seven years is the priority, Gurugram and Noida’s premium segment has the strongest track record among the markets we work in, though the entry price is naturally higher. If you want something closer to a lifestyle purchase with lower running costs and a more relaxed pace, Haridwar or Dehradun fit better than anything in NCR. And if you’re comfortable being an early mover on a project that’s still years from full maturity, Dholera is where that kind of patience tends to get rewarded.

There’s no universally correct choice here — only the one that matches what you actually want the property to do for you.

So Where Should You Actually Buy?

If we had to boil it down: Goa plots and Goa farms suit buyers chasing lifestyle plus rental income, and there’s enough variety between Amani House, Axon Developers, The Tilari Estate, and the North Goa cluster of Yugen Infra, GHD Group, Escala Realty, Vedic City, and Vainaar that most budgets have an option. Naugaon farmhouses near Alwar suit people who want a genuine weekend escape without a five-hour drive — Ram Rattan Group, Rasa Estate, Jasmine Farms, Elevate Samava Farms, Anahata by Bhooman, and Palatial Farms cover a wide enough range that it’s worth comparing more than one before deciding. Gurugram and Noida make sense if you want to be in the thick of NCR’s premium residential growth, whether that’s Sobha Aranya’s golf-course setting or the branded-address appeal of Trump Towers and M3M Jacob & Co. Haridwar and Dehradun are for buyers prioritising peace over pace, and Dholera is a patient investor’s play on India’s next planned city.

None of these is the “right” answer on its own — it depends on what you’re actually trying to build, whether that’s a rental portfolio, a family retreat, or a long-term land holding you’ll revisit in a decade. What matters more than the city name is the specific project, the paperwork behind it, and whether someone has actually walked the site before you sign anything.
